An ALTA / ACSM SURVEY is normally performed for commercial properties but can also be performed for residential properties. This survey can be requested by a lender, title company or other party to show all that might affect the subject property such as easements, prescriptive easements, utilities, encroachments, etc. This survey is governed by the requirements of the American Land Title Association (ALTA) and the American Congress of Survey and Mapping (ACSM).
